The objective of the research was to analyze municipal policies as an environmental strategy and social sustainability. The study was conducted with a qualitative approach, inductive method, basic type, descriptive level and phenomenological design. The categories of analysis were municipal public policies and social sustainability. The participants were a heterogeneous group made up of the mayor of the district municipality, a councilman who is familiar with zoning issues, a councilman who is familiar with environmental issues, two council workers in the area of zoning and environment, and a specialist in zoning and social sustainability issues. The data collection technique was the semi-structured interview. The validity and reliability criteria met were credibility, transferability and confirmability. The results of the research showed that municipal policies can be an effective strategy to promote social and environmental sustainability. However, to be effective, they must be comprehensive, participatory and supported by the community. The research concludes that municipal policies are an important instrument for promoting sustainable development. However, they need to be implemented in a comprehensive, participatory manner and with the support of the community.
