To determine how the registration of judicial resolutions influences the violation of legal certainty in the Lima Registry Zone. The research was conducted under the positivist paradigm and a quantitative approach, of an applied and explanatory nature. A non-experimental, cross-sectional design was used. The population consisted of lawyers specializing in registry law, and a census sample of 31 participants was selected. Data was collected using a structured questionnaire with an ordinal Likert scale. Data analysis was performed using descriptive statistics and inferential analysis with ordinal logistic regression and Nagelkerke’s coefficient. The descriptive results showed that most specialists consider the proper interpretation, reasoning, and coherence of judicial resolutions relevant for their correct registration. Furthermore, the inferential analysis showed a significance level of 0.000 (p < 0.05), which allowed the rejection of the null hypothesis. The Nagelkerke coefficient reached a value of 0.931, indicating that approximately 93.1% of the variability in legal certainty is explained by the registration of court rulings. The registration of court rulings significantly influences the violation of legal certainty in the Lima Registry Zone, because deficiencies in the interpretation, reasoning, and coherence of these rulings can generate inconsistencies in the registry that affect the stability of the registry system and the protection of property rights.
